Hosts rent a spare bedroom to a Georgian College student. You set the rent (Sparrow can recommend a market rate based on your location and room type). Sparrow handles matching, vetting, agreements, and rent collection. Most Barrie hosts earn between $800 to $1,000 per month per room.

You must be at least 18, live in the home you're hosting from, and either own it or have your landlord's written permission. You'll verify your ID during the host application. 

If you are a landlord with a rental unit and do not live in the property, you are still eligible to rent your unit to Georgian College students through Sparrow. Please let our team know your situation. 

In a homeshare, a student rents a room in the home you live in and shares your kitchen and/or bathroom. Because it's shared living with the host present, it falls outside Ontario's Residential Tenancies Act. Sparrow's homeshare agreement spells out clear terms for both sides and allows either party to end the arrangement with 30 days' written notice.

$0 to list for Barrie hosts. Sparrow is waiving the usual $25 listing fee as part of the Georgian College program. 

Membership Initiation Fee: ½ month's rent per bedroom, paid one time. 

This is a one-time membership fee that activates your host account permanently. Once paid, you never pay it again so long as your membership remains active - not for your next student, not for the one after, not five years from now. Sparrow re-matches you with every future intake at no additional charge.

Example: You activate one bedroom at $800/month. You pay a $400 initiation fee once. Over the next 5 years and 10 different students, you never pay another initiation fee.

Membership Monthly Fee: 5% of collected rent.

The only ongoing fee. Covers rent collection, account management, and ongoing support. 

No rent collected = no fee charged. Sparrow only earns when you do.

Every Georgian College student is ID-verified, background-checked, and financially vetted. Students whose rent is paid by family provide a parent or guarantor co-signer on the homeshare agreement.

SparrowCare™ tenant coverage provides up to $1 million in bodily injury liability per occurrence and up to $100,000 for property damage. Our customer support team is available 7 days per week to support our matches. 

Most issues are small and resolved through conversation first. If you need help, Sparrow's support team can offer optional mediation between you and your student. If it can't be worked out, the homeshare agreement lets either side end the arrangement with 30 days' written notice. No host penalty or fees. Students will be re-matched with available options. 

Yes. Every student matched is enrolled at Georgian College, and Sparrow is listed on Georgian's official off-campus housing resources.
